Here's how to be one of those people as this moves toward a vote.
The BMEPOA's July 4, 2026 annual meeting has already taken place, with a Covenant Committee update on the agenda — we don't yet have confirmed details on what was reported there. Watch for the board's follow-up communication, and plan to attend future board meetings in person as the covenant process moves forward — that's where the conversation happens in real time.
Don't rely on secondhand summaries — including this site. The Covenant Committee has a preliminary draft from WLPP Law under board review; once the board issues its formal notice, read the real proposed text before deciding anything.
Since Article XX passed (Aug 2025, 77.7%), non-votes no longer count as "no." Sitting out a vote no longer protects the status quo — if you want your voice counted, you have to actually vote.
If you support regulating STRs instead of banning them, say so before the vote: to the board, in writing, and at the meeting. Written comments become part of the record. BMEPOA board: P.O. Box 713, South Fork, CO 81154.
Small communities run on conversation. A five-minute chat with a neighbor who's on the fence is worth more than any post — and sharing this site gets them the same facts instead of rumors.
We've started a petition asking the board to adopt smart, sensible STR rules instead of a ban. It's not a substitute for the official vote — but a visible show of support helps before the board meets.

Verify current dates and amendment text against the board's official notice before relying on any specific claim.
