Who we are, and why this site exists

Beaver Mountain Estates community

We're a group of Beaver Mountain Estates owners — full-time residents and second-home owners alike — who believe the community deserves a fact-first conversation before permanently amending its covenants.

The concerns the board has raised about short-term rentals — noise, parking, water and septic capacity, renter turnover — are real and worth addressing. This site doesn't argue otherwise, and it doesn't attack anyone. What we argue is that a registration-and-rules approach addresses those concerns directly, the way every comparable Colorado mountain community has chosen to, without permanently removing a legal, already-regulated use from every BME owner.

Every claim on this site is sourced — to board minutes, Colorado statute, the Town of South Fork's ordinance, and published research. Where the evidence is mixed (like property values), we say so plainly. If we've gotten something wrong, tell us and we'll correct it.

What we support

· An STR registration system with clear, enforceable rules — occupancy caps tied to bedroom count, quiet hours, parking limits, a required local contact, and an enforcement deposit

· Full participation: every owner reading the actual amendment language and returning a ballot, whichever way they vote

· Open, documented decision-making — real owner input before rules are drafted, and rules revisited over time based on actual complaint data
